1. General Information

Ais Apartments, located in Mbweni, Unguja, Zanzibar, offers short-term and long-term rentals in our fully furnished apartments. These terms and conditions apply to all bookings, whether made through our website, by phone, or via email.

2. Booking and Payment

Booking: To book an apartment, you must provide accurate information, including your contact details, rental dates, and any special requests.

Deposit: A deposit is required to confirm your booking.

Payment: The remaining balance is due upon check-in unless otherwise agreed. Payments can be made via bank transfer, credit card, or other accepted methods.

Promotional Offers: Prices listed may be promotional rates and are subject to change. Final prices will be confirmed during booking.

3. Check-In and Check-Out

Check-In Time: Check-in is available from 14:00 (2:00 PM) onwards.

Check-Out Time: Check-out is required by 11:00 AM on the scheduled departure date.

Late Check-Out: Late check-out requests may be granted based on availability and are subject to an additional charge.

4. Cancellations and Refunds

Cancellation Policy:

• Administration Costs: Cancellations are subject to administration costs as per the contract.
• 7-Day Notice: Cancellations must be made at least 7 days prior to the scheduled check-in date to receive a refund.
• Cancellation Fee: Cancellations made after this period will incur a cancellation fee.

Additional Charges and Policies:

• Additional Guests: Guests exceeding the specified occupancy will incur extra charges.
• No Smoking Policy: Smoking is strictly prohibited in all apartments and common areas. Failure to comply may result in fines or eviction.
• Pets: Pets are not allowed on the premises unless otherwise specified.

Security and Safety:

• Access Control: Access to the apartment complex is restricted for the safety of all guests. Unauthorized persons are not permitted to enter.
• Safety Deposit: Guests are responsible for securing any safety deposit or valuable items left in the apartment.

Refunds: Refunds will be processed through the original payment method and may take up to 7 business days to complete.

5. Apartment Use

Occupancy Limits: The number of guests must not exceed the maximum occupancy specified for the apartment. Additional guests may incur extra charges.

No Smoking: Smoking is prohibited in all apartments and common areas.

Pets: Pets are not allowed on the premises unless otherwise specified.

Damage and Loss: Guests are responsible for any damage to the apartment or its contents. Any damage or loss must be reported to management immediately.

6. Amenities and Services

Wi-Fi: Wi-Fi is available in all apartments and common areas. Guests are expected to use the service in a lawful and responsible manner.

Parking: On-site parking is available. Vehicles must be parked in designated areas. The complex is not responsible for any loss or damage to vehicles or personal belongings.

Swimming Pool and Gym:

• The swimming pool and gym are for the use of residents and guests only.
• Please note that there is no special trainer available for the gym or pool. However, a trainer can be provided upon request, and additional charges may apply.
• Pool hours and safety regulations must be followed at all times.

7. Security

Access Control: Access to the apartment complex is controlled for the safety of all guests. Unauthorized persons are not allowed to enter.

8. Guest Conduct

Behavior: All guests are expected to behave in a respectful manner. Noise, disruptive behavior, and other disturbances that affect other guests are not tolerated.

Violation: Guests violating any of the terms and conditions may be asked to leave the premises immediately without a refund.

9. Force Majeure

Ais Apartments will not be held liable for any failure or delay in performance due to causes beyond its control, such as natural disasters, political unrest, or other unforeseen circumstances.

10. Amendments

We reserve the right to update or modify these terms and conditions at any time. Changes will be posted on our website, and it is your responsibility to review the terms periodically.

11. Governing Law

These terms and conditions are governed by the laws of Tanzania, and any disputes will be resolved in the appropriate courts of Zanzibar.
